Terms and Conditions


Please inform us immediately if you are displaying any symptoms in the 2 week period before your holiday or in the week after you have left the property.

If a guest acquires symptoms of Covid 19 whilst staying at The Old Barn they should inform the owners, immediately self-isolate where they are to minimise any risk of transmission to any other person and request a test. If the period of self isolation waiting for the test result takes the guest beyond the end of their booking, they will be liable for the rent for the additional time that they stay in our cottage. As this will most likely require us to cancel the bookings of other guests, they will be liable for the amount needed to refund following guests. We regret this situation, but naturally, we will need to reimburse those guests whose trips are cancelled as a result.

If you are a guest whose trip is sadly cancelled in this way, we sympathise with your disappointment but trust that you understand the need for us to do so in these exceptional circumstances. We will make a full refund of any charges paid for accommodation.

If the test result is negative the owners are happy for the guest to stay until the end of their booked holiday. If the test result confirms that the guest has COVID-19, they should return home if they reasonably can without putting others at risk.


If a booking is made 8 weeks or more before the holiday is due to start, a deposit of one-third of the rent is payable.

If a booking is made less than 8 weeks before the holiday is due to start, the full rent, plus any additional charges, must be paid at the time of booking.

Final Payment

Payment of the rent and any additional charges are payable 8 weeks before the start of the holiday ("the Due Date") and non-payment by the Due Date may, at the sole discretion of Lower Tresithick Farm, be treated as notice of cancellation.


A booking can only be cancelled prior to the start of the letting and must be notified to us in writing or by email immediately they arise. We will confirm receipt of your cancellation.

In the event that a cancellation is made then a Cancellation Charge is payable depending on the number of days before the holiday start date that we receive received notification of cancellation.

The Cancellation Charge (as a percentage of the rental cost of the Holiday) is set out below:

We strongly advise you take holiday insurance when booking your holiday to reduce your liability in the event of cancellation due to illness or accidents.

We will endeavour to re-let the booking for you. If successful we will notify you immediately of there being a new booking and payment in place at which point you will no longer be liable for the balance of the holiday.

Duration and Times of Rental

Rentals are for a maximum of four weeks and commence at 4pm on the first day of the rental and end at 10.00am on the day of departure unless otherwise notified.

The Guest's Obligations

The Guest agrees:

1. to pay for any losses or damages to the property and contents caused by the Guest or a member of their party (reasonable wear and tear excluded).
2. to take good care of the property and leave it in a clean and tidy condition at the end of the Holiday. A cleaning service is not provided during the Holiday although fresh bedding can be supplied on request.
Non-availability of Property

If for any reason beyond the Owners' control the property is not available on the date booked (owing, for example, to fire damage) or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by the Guest will be refunded.

Pets –dogs only
An additional housekeeping charge of £30 will be made for each dog.

Dogs are not permitted in the bedrooms or on the furniture and the Owners cannot accept responsibility for their safety.

Pets must not be left in the property unsupervised as this can result in considerable damage to the property and distress to the pet.

Dogs must be under control on the farm at all times as there are free range chickens.
